Even though there was a bit of delay, I would like to appreciate You and the entire Confident Group on this achievement of CREATING a REALLY HIGH STANDARD apartment Project.

Capella Status Updation dated 3rd May 2010



Dear Customers,

I have visited Confident Capella on the 28th April 2010 and spent almost the whole day there to evaluate all the completions. In a single sentence “ I am fully Satisfied to see the completion,  all the Common works have been completed ernstly”.

 The “Nallu Kattu” design for Confident Capella was my personal concept which I had told my Architect to implement. The whole Building has been finished in the Exact dream that I had.

Now all the amenities are completed expect one or two minor ones which will be handled accordingly. I would request each and every customer to visit the Project and feel the Home the way you would like to see it. In the bargain, we spent few tens of Lakhs more than the Planned and at the end of the day we all have a Prestigious Project.

Now coming back to the Value pre-position.  From the bottom of my heart, I feel that we have done full justice for the Price we have taken and  the product we have given.  Because of that value preposition we have still many Customers buying at Re-sale prices between Rs. 2300 to Rs. 2500 per Sft even in this thick recession Market. Those customers are seeing value upside even at that Prices and as a Builder this keeps us happy because we have given the value preposition not only to our existing Customers but to even the future Customers.

Now coming to the point of one or two Customers who are calling unnecessarily other Customers and creating confusion. I would request these 2 Customers to stop doing the same or else I will have to reveal their names in my next communication. Also we have sold to each Customer separately and we are inviting each Customer to visit the Site and understand the Pains and Strains that we have personally taken to complete the Building to your Satisfaction. Also I have a strong belief that these 2 Customers are creating this confusion at the Behest of the competitors who are not able to accept the fact that Confident Group could complete the Building much faster than them, with all approvals including Permanent Electricity. Also there was this Competitor who had launched much earlier to Confident Capella within a distance of 500 meters and they were claiming that they have completed many projects in Kerala and others will not be able to complete as fast as they do. Many Software-park customers have bought the flats there and I was shocked in my last visit to see that the said project has reached no-where near completion and it would take MANY MANY more months to complete.

Now on the Association formation. When we called for a meeting for the formation of the Association few Customers came back and said that as per our Agreement the formation of the Association is after 1 year after the handing over of the Flats. And very few Customers have confirmed coming for the meeting on May 15. Hence, keeping both the points in Mind we would want a sizeable number of Customers to start staying in the Apartment and then form an Association. This would also give an opportunity to each Customer to interact with the Others in the Building and select and elect ABLE persons for all the Posts. As of now not many Customers know each others well, staying there for some time will give an opportunity to understand and select the President and Secretary in a better manner.  As such the Association formation meeting is postponed to December 15, 2010. We will review the situation 30 days before the due date of December 15, 2010 and take a call on fixing the date and we would want this to be a participative process.

The Individual handing over issues would be addressed by Mrs. Jiss and please write to her or talk to her.  Also as written earlier this is a Civil Engineering product which is Hand crafted with care but still there could be some small issues or corrections required. Be sure we are always with you and we will make sure you are satisfied and comfortable in your new home.

Mr. Ninan the Project Co-ordinator of Confident Capella has been assignment the job of continuing in the Project  and managing the Project for the next 12 months. He will do all that is necessary to keep you happy.

Dear Customers,

The latest update is that the Deputy Chief Engineer Electrical, KSEB has inspected the Project Confident Capella Site for clearance on 17th April and we are expecting an approval this week for final electrification.

We are also happy to inform that 99 percent of all other works are completed. There were some slight delays due to the Vendors not performing to the expected levels.

I am also Happy to inform that Mr. Haridas, Project Manager and Mr. Ninan, Project Team Leader will be available at Site and you can feel free to meet them and take a round of the Facilities and it's completion. Please feel free to do the same on or later 28th April 2010, till 28th April 2010 they will be busy with routine works. Do fix an appointment through the Customer Support department for a Specific Tour of the Facilities.

I hope the KSEB dept will be prompt enough to electrify before the 28th April 2010. As a matter of fact KSEB has processed our files at the earnest and quickly due to the close follow up of our Joint Managing Director Mr. Joseph, and my heartfelt Thanks and best regards to the KSEB and the team.

We still have Crores of Rupees outstanding from few Customers. We are planning to start and complete the external Parking Slots once 90 percent of Clients completing the Registration. As such for temporary Parking there are over 150 Parking within the Building.

Also you have bought a civil product and in case there are some small issues we are always there to rectify the same. In future the outstation Customers could contact by email Mrs. Jiss and In-Station Customers could address the same to Mr. Ninan at Site.

It is impossible for me to answer One on One email . We have an extremely capable team to address all Genuine issues.

Our efforts are bearing Fruits, the KSEB connection has reached the Deputy Chief Engineer’s office after clearance of all the offices below. By God's grace the File is moving fast and earnestly and we expect the connection of The Administration Block around 15th April with a grace period of 7 days. I also need to appreciate KSEB for cooperating in completing the same.

Capella Status Updation dated 29th March 2010




Dear Customers,

On Saturday the 27th March 2010 I had visited Confident Capella for a First Hand feel of the status of the things there and I am happy to inform you that 99% of works are complete and the Building is waiting for the Final Electrification in the next Couple of days and the following is the Status in detail:

 
1. The Twin Pole erection from KSEB is over.

2. The Backup Generators has been installed.

3. The Entire KSEB Main works including All the Transformers, Panel Boards etc is 100% completed.

4. The Fire Equipments is 100% completed with all the approvals from the Fire Department

5. Second Coat painting of external and internal courtyard is 100% completed and the Building is looking Beautiful.

6. The First Floor Concreting works in the Parking area is fully completed.

7. The Backup Lift works are briskly proceeding and few Lifts are ready. I am sure all the related works of the Lifts will be completed in the next 10 days and all 8 Lifts will be fully functional.

8. Club Works are fully completed and it looks classy.

9. The Gym Equipments have all landed in the Club House.

10. The TT and other Equipments are ready and kept in the Club House.

11. The Billiards table we received was not of the acceptable quality hence we have rejected and the Vendor is making a new one which will be delivered in a few days time. The Billiards table is not kept in stock by the Suppliers and it is made only on Order.

12. The Swimming Pool is fully functional.

13. The STP plant is fully completed and functional.

14. The Department has made a new rule that Bio-gas is required to be installed along with STP. Hence the same is being completed and would be functional in the next few days.

15. Though we had paid the required money the RO plant vendor ION Exchange delayed the delivery of the RO plant, now the same is delivered and being installed in the Site and should be functional in the next few days.

16. Once the Heavy Traffic movement is completed we will complete the Final Tar coating with the Sealant coating of the Roads and the same will be completed in the next 15 days.

17. The Panchayath numbering has been given for the Administrative Office and the Policy is that we apply for electrical connection for the administration office and once the connection is received submit individual applications. We have already submitted the necessary application for Administration Office to the KSEB department.


My Joint Managing Director Mr. Joseph has directly met the Chief Engineer on the 27th March 2010 at 4pm and she has scheduled a meeting with the Executive Engineer and their staff and the meeting has been fixed for 30th March 2010 at Kakkanad KSEB office and we are sure the issue of connection will be resolved in that meeting and we will get the connection immediately.

The Club House works are completed and it looks very nice. The Twin Pole fixing is completed though with lot of Persuasion of the KSEB Top officials.The only Major issue pending work is the energizing of Power by KSEB dept.My Joint Managing Director Mr. Joseph is meeting the Chief Engineer this week and I will keep you posted on the further Development this weekend. Dear Customer,

Today I have both Good news and Not-so-much Good news:

Let me start with the Good news:

The Progress of completion is extremely good and we have achieved many of the Mile-stones we had committed.

            1.  The Electrical Installation is 100% completed
            2. The Electrical Inspectorate approval is Received
            3.  STP installation is completed
            4.  Children Play equipments is completed
            5.  Gym Equipments Delivered to Site
            6.  Fire Fighting Equipments and Installations completed
            7.  Billiards and Table Tennis is on Target and will be delivered on the 5th March 2010
            8.  Backup Generator Installation and Operations Completed
            9.  The Spare Lift work is going on in Full-swing.
            10. The Fire Inspection is fully and successful completed with the NOC expected by this
                 weekend the Panchayat Numbering is expected within few days after that.

Now, the Not-so-Good news:

Almost all the Major issues are cleared and as anticipated the Major Bottleneck is the Electrical Twin Pole installation outside of Capella site by KSEB department. Our Joint Managing Director Mr. Joseph has had numerous discussions and we expect the same to be completed at any Cost by 15th March 2010.

As such I was fully involved along with my Joint Managing Director and Deputy Managing Director Mr. Gaffar in the Day-to-day pushing and motivating to complete the pending issues and we have achieved 90% completion and the rest 10% is not in the Hand of Confident Group. But we have used all avenues to make sure that we come to a Happy and logical end.

At this juncture I would like to Thank all esteemed Customers for Guiding and Motivating us and I would also want to Thank all the Site Staff under the leadership of Mr. Joy Tullavath, Head of Construction Kerala Operations and Senior members Haridas and Ninan.

As usual I would keep you all informed the further Development every week. We also have the Good news that the Back-up Generator is fully functional and capable of Taking the Residents requirement load. And if a Group of Customers decides we could operate the Generator and supply 100% power and share the cost of No-Profit-No-Loss basis. AND WE CAN OFFER CUSTOMERS TO SHIFT AND STARTING LIVING AT CONFIDENT CAPELLA IN THE NEXT 7 DAYS. The Generator Power will be expensive and the same is being worked out.

Kindly get in touch with Mrs. Jiss for the Costing and running expense details of the Generator in case you are in the Group which is planning to shift and live in the next One week. With lot of Faith in God and the team around us, I feel all the pending issues would close in the next 2 weeks and we can all see a Happy Family environment at Confident Capella.

Capella Status Updation dated 22nd February 2010




The Following is the Status of Works at Confident Capella, Kakkanad as of 22nd Feb 2010 6PM.

The Good News is that the Electrical Inspectorate has approved all our installations including the Transformers, HT Equipments and Cablings. This was one of the critical issues which have been cleared successfully.

The Fire department inspection is over and successfully cleared and we need to get the sprinkler inspection completed. Though we have put all our effort continuously the concern official has been sick for the last couple of days. As such we expect him to inspect tomorrow and do the necessary. The good news here again all the installations are cleared except the minor item called sprinkler.
The backup Diesel Generators have been received as per the requirement of electrical and fire department and successfully installed and running.

The lift works are in progress as per schedule would be completed before 10th April 2010. The reason for the slippage for a week was due to the “Hallmark of Kerala” the union issue the lift company had faced.

The STP is on track would get completed with Bio Gas Plant (The Bio Gas Plant was not committed but we have specially erected for our Esteemed Customers)
The other concern item is the water softener which the manufacturer ION Exchange was suppose to commission on the 20th Feb 2010 as per our contract but they have slipped to first week of march due to their internal problems. Now they have sorted out the same and would complete with in the new deadline.

During my last visit on 18th Feb 2010 and an in-depth meeting with my JMD and DMD, we have decided to upgrade the interior of the club house though the same was not committed. This would enhance the feel of the club house and the value proposition to the customers. Hence the contract has been handed over to M/s, Life Style Interiors with an additional budget of Rs 1000000/- ( Ten Lakhs).
The Gym equipment are being delivered on 25th Feb 2010 and the Table Tennis and other items before 1st of March 2010.

AS WORRIED RIGHT FROM BEGINNING, THE MOST CIRTICAL ISSUE STILL CONTINUES TO BE “THE TWIN POLE ERECTION BY KSEB. WE ARE DOING ALL THAT IS POSSIBLE AND WE WILL KEEP YOU POSTED THIS WEEK END WITH FURTHER DEVELOPMENTS.

On Monday the 15th Feb Our Chairman & Managing Director Dr. Roy C.J will visit Confident Capella for an Onsite review meeting. The Status of different activities is on Schedule and as of now there is no Major concerns except KSEB twin pole erection progress.


Capella Status Updation dated 6th February 2010




Dear Customers,

As committed this is my First update on the Confident Capella dated 06th Feb 2010.

The Good news is that all the Process and Activities are On-track!

I had taken a visit of Confident Capella on 2nd February 2010 and conducted a status meeting with all my team members along with the Contractors and Suppliers at Site. As such the situation is well within control except the Twin-Pole erection by the KSEB Officials at Site. My Joint Managing Director Mr. Joseph TA has lobbied for an appointment with the concerned Minister of Kerala along with the Local MLA. As such the Twin-Pole erection is done by KSEB at their costs. Un-officially we understand that there is some issues between the KSEB and their Contractors on this erection hence the erection works have been Stalled. There are close to 22 Builders /Buildings which are awaiting for this process to be completed by the KSEB.

We are approaching the KSEB and the concerned Minister with a proposal that we would be erecting the Twin-Poles and supply all the requisite materials from our end. This would involve ADDITIONAL spending of Few Lakhs of funds towards the same, which is an out-of-the-way expense for Confident Group for the erection and materials. We are doing this in order to keep-up the tempo and our commitments. This expense is not being passed on to the Customers but being borne by the Company.

The Electrical Inspectorate inspection is Fixed on 11th Feb 2010 and we expect the Approvals soon after that.

The Fire Approvals are expected on the 20th Feb 2010.

The Panchayath numbering should be completed within schedule.

The Rest of the Works are on Track, including ordering of Gym and Club house items.

The RO system, Sewage Treatment Plant etc. are also on Track and should be completed well within the deadlines.

THE INDIVIDUAL ELECRICAL CONNECTIONS ARE BEING APPLIED IN THE CUSTOMERS NAME. MOST OF THE APPLICATIONS FOR ELECTRICAL CONNECTIONS HAVE BEEN SENT BY REGISTERED POST. IN CASE YOU DO NOT RECEIVE THE SAME BY 12TH FEB 2010 KINDLY CONTACT MRS. JISS / MRS. SINU.

KINDLY SIGN THE SAME AND SUBMIT BY HAND TO OUR OFFICE IN KOCHI/TRIVANDRUM/DUBAI OR SEND IT BACK TO THE KOCHI OFFICE BY COURIER OR REGISTERED POST WITH ATTN TO MS. JISS. PLEASE DO NOT SEND BY ORDINARY POST SINCE IT COULD GET MIS-PLACED IN TRANSIT.

THIS IS A CRITICAL PROCESS AND THE CUSTOMERS SHOULD CO-OPERATE AND COMPLETE THE SAME BEFORE 18TH FEB 2010 WITHOUT FAIL FOR SMOOTH PROCESS AND SUBMISSION TO KSEB DEPARTMENT. IN CASE THERE IS ANY DELAY IN RECEIPT BACK OF THE APPLICATION THE CONNECTION WOULD ALSO GET DELAYED CORRESPONDINGLY.

The Stand-by Lift works are on Track and should be functional before 6th April 2010. I met the senior officials from Schindler Lifts and they have confirmed this date. As such the Primary Lifts are working right now.

Capella Status Updation dated 27th January 2010





Dear Customers,
As committed in my earlier 2 emails I have conducted an emergency Board of Directors Meeting for concluding the Confident Capella project and here are the details of different status of the project.
As committed earlier I have kept up my deadline of 72 hours to respond back to all our esteemed Customers with the complete details and commitments.

We have gone through the different Emails sent by different Customers and we have tabulated the major issues raised by different Customers. Some of the Customers have wrong data which could mislead other Customers. Hence we would like to address each issue thoroughly and give you a full transparent picture:


Panchayath Plan Approval:

To give you a brief in-sight, when Confident Capella was launched the only requirement was NOC (Certificate) from the Local Thrikkakara Grama Panchayath since there was no Kerala Muncipality Building Rules applicable in this Panchayath. Hence all the Builders including Confident Group have applied for the said Certificate and started the Project.

We have received the Certificate from Thrikkarkara Grama Panchayath dated 2nd August 2006. During the subsequent year the KMBR was implemented in Thrikkarkara Panchayath and the all Building Plans had to be regularized as per the Plan sanction rules. The regularization should be done on completion of the project and accordingly we approached the Panchayath and applied on 3rd June 2009 and after inspections from the concerned Engineers of the Panchayath the same was regularized vide A1-3184/2009 dated 28 July 2009 and we have paid an regularization fee of Rs. 2,08,996/-. With this the Confident Capella and Confident Corona Plan sanctions have been regularized as per the KMBR act and we have a Regularization Order from the Panchayath for the same.

As per our information there are over a Dozen of Builders who are not able to regularize their Plan sanction even after completion of the project and they have approached the Honorable courts for remedy. Our Pro-active approach made sure our sanctions are regularized on time.


Water Connection:

Drinking Water to most Apartment Buildings in Kochi is serviced by Tanker Water, which is very expensive. In Confident Capella we have 2 open wells with Good yield of water and we are implementing a RO plant for Drinking water, the output of this RO plant is equivalent to Purified Bottled water and we are also providing a Water softener plant for non-drinking water purpose. This not only provides for Hygienic but also captive capacity of water in-house. Though this was not committed by Confident Group we have implemented this as a Special Initiative for our Customers.

Status of Implementation: The above equipments are provided by ION Exchange of India (Country's leading water management/ purification Company). The requisite payments to the Company have been made and delivery is ready but we are waiting for the KSEB connections. These equipments need to be operated after installation regularly and cannot be kept Idle after installation. Right now since there are no Customer staying in the project there is no requirement of water. We can install and handover the same by 25thFebruary 2010 to co-incide with the KSEB connections.


Club House:

As per our clear commitment in the Agreement we have committed to implement the Club House and other facilities within 6 months of Handing over of Possession of the last unit in Confident Capella. Technically speaking we have another 6 months to abide by the agreement clause but to make sure your comfortability we will be doing as follows:

Currently the Club House is ready and we need to provide the Gym and other equipments. We have regular suppliers of Gym equipments for our Hotels, Resorts and other Residential Projects. The same will be supplied and installed with 48 hours of our Order. In Case of Confident Capella the Gym, Table Tennis and Billiards would be provided by 25th Feb 2010. We will be handing over the same to the newly Elected Residential Association on the above said date.


Road:

As a Civil principle, any new Road should get consolidated for one full year season. Even after Mechanical consolidation there would be certain amount of Natural consolidation. The monsoon is just over and we are waiting for the summer season to do the Final leveling and Sealer coat this would make the Road clean, tidy and long lasting. This would cost us a maximum of Rs. 1 Lakhs and the same would completed by 15th March 2010.

Sewage Treatment Plant:

The STP Civil works are fully completed and the STP treatment Plants from Green Method have been ordered and the same is ready for Delivery and the requisite payments have been made towards the same. Same as the RO plant this equipment also needs to be made operational once installed, the same will be installed by 15th February. We had postponed the same because there is no Sewage being developed there since no residents are staying and without sewage flow we cannot make this equipment operational.

Fire Clearance:

Installation fully completed and we are expecting the Fire Department approval before the 10th February 2010. The Consultant is planning to bring the Fire Officials for final inspection and approval at the earliest. Again, whatever is under Confident Group's control is fully completed and pending activity is with the Fire Department which is not under our Control. We will put all our efforts to make sure this deadline is achieved.

Lift:

4 nos of Lift provided from one of the Country's leading Lift Manufacturer – Johnson Lifts, this company to our knowledge has over 25000 Lifts in prestigious Buildings. Since we had some co-ordination issues with Johnson we had to cancel the order for further 4 Lifts and adjust the already paid advances with some other projects. We have issued the order for further 4 Lifts to Schindler, which is an International company and the installation would be completed by March 30th 2010. We are very firm that we have provided the required lifts for the initial set of Customers who live in the project and the second Lift would be required as a stand by requirement and the same will be completed by March 30th 2010.

Electricity Connection:

This is the biggest issue and this issue is not fully under the Control of Confident Group. We have completed all the requisite requirements and we will give you a detailed report below on the past and the future of the KSEB connection:

 
1. We had applied for the permanent connection on the 7th October 2008 after numerous representation we had received the reply on 27th January 2009 from KSEB stating that “The requested permanent connection can be provided only after installation of proposed 10 MVA transformer in the Substation and remittance of the proportionate amount of the Cost of the Transformer by the Builders”.

2. The KSEB has no firm rules on the proposed contribution amount for the Transformer. Though they had made a proposal there was no firm implementation plan. Hence after numerous representations locally since there were no positive results, our Joint Managing Director Mr. Joseph met the concerned Chief Engineer of KSEB, 3 MLAs of Thripunithara, Kalamaserray and Palluruthy and gave a Presentation to the Power Minister of Kerala. Even during this time-frame not a single Builder from Kakkanad had taken steps to met the Power Minister and to resolve the issue, it was only Confident Group which initiated the same.

3. Parallely, KSEB called for an urgent meeting on 13th August 2009 at 2.30pm to discuss the Critical Power Crisis situation along with the other Builders in the Area. Parallely they requested us to pay a proportionate Transformer amount of Rs. 20, 06,000/-. The same was paid accordingly. This amount is over and above the normal fees of KSEB. This amount has been fully borne by Confident Group and not passed on to the Customers.

4. Based on Letter No. DB3-25/OYEC -TKRA/2009-10 / 5100 dt 30.11.09 of Executive Engineer, Ele. Division, Tripunithura and Based on Letter NO. DB3-25/OYEC – TKRA/2009 – 10/4169 dt 13.10.09 of Executive Engineer, Ele.Division, Tripunithara. A demand for Remittance of Initial Cash deposit for issuing Power allocation was raised by KSEB on 22nd December 2009 and the same has been paid accordingly.

5. Vide Letter Dated DB3-25/OYEC – TKRA/09 -10 dated 16th January 2010 the work was sanctioned on OYEC basis vide AD NO. 36/09-10 dated 06/01/2010 and asked us to remit the amounts towards the same. Parallely the amount of Rs. 3,95,842/- has been paid accordingly on 21st January 2010.


The above file flow happened with Pro-active follow ups of Mr. Joseph, Joint Managing Director of Confident Group and due to the Proper fund flow for the same.
As informed earlier the process of getting Permanent Power is not in our Control. We can only follow-up and motivate the KSEB official accordingly. The further steps are:

1. The KSEB has tentatively fixed the Safety inspection by the Inspectorate on 5th February 2010 and we expect to get the approval by the 10th Feb 2010.

2. After the Inspectorate approval we need to obtain Energization from KSEB based on Individual Flat application. We will be sending the Individual application for each Customer and the same has to be signed and returned to us at the earliest. Only after OYEC we need to get the Customer application signed. The OYEC is cleared on 21st January 2010.

3. The KSEB Distribution department should provide the Twin Pole structure and to extend the Power connection to our premises. This is exclusively a KSEB job and we are at their mercy and time frame to complete the same.

4. Apart from the other Minor procedures of KSEB department will charge the Electricity after completion of the above.
Second coat of painting of the whole Building would be completed before 25th February 2010. For the long lasting of the external painting we wanted to complete the second coat after the Monsoons and the current status is as per the Schedule.



The Final Procedure is as Follows:

The Fire Approval is to be cleared then the Panchayath numbering has to be completed before final Energization of the KSEB Power. As per the KSEB connection Plan and Procedure the Fire Approval and Panchayath numbering would be completed well in advance to the KSEB requirement. We had well planned the procedure in a similar way.

Major Bottleneck: Again, the major hurdle and bottleneck would be the KSEB connection and no other issues. As of today we had a discussion with the KSEB Distribution department and they are claiming their helplessness in providing Twin pole structure for extending the lines to our premises. As per their unofficial confirmation the same is pending in the locality for the last six months for other Builders and Consumers. Our Joint Managing Director would be meeting again the concerned MLA and the Power Minister to request to expedite the process.

As such I am sure that I have done my bit of transparency and commitment statement as mentioned above and I also know the working of other Real Estate companies of our Size and Scale and their Customer interaction process, neither their CMD nor their JMD nor their DMD would have addressed the Customer Feedback so quickly and so transparently. Kindly help us to implement the same with your Motivation and Support. In case there are any Volunteers in our Customer list who can help us with KSEB connection kindly come forward and help us as a Team.

We will not leave a single stone unturned to complete the KSEB and Handover between 01st March. As such I will not accept the statement of certain Customers stating that KSEB connection delay is part of Confident Group's commitment. It has been clearly stated in the Agreement that Permanent Power connection would depend on the Government policy and we as mentioned above, have gone out our way and used all contacts and resources to make sure it is got at the earliest.

Parallely, we stand firmly to handover the Flats for staying to our esteemed Customers on 01st March 2010 by running the Generators for power 24/7 and in this event the Diesel and Oil expense would be borne by the Customers staying in the Project.
The KSEB issues are not just pertaining to Confident Group but to all Builders in Kakkanad Vicinity hence it is unfair to blame Confident Group for the same.

With due respect to all Customers, the past few days we have been exclusively working on the Confident Capella project. We handle multiple functions and divisions in Confident Group and it would be extremely difficult for us to answer or respond to Chain emails. As committed in the previous correspondence I will be concentrating along with my Joint Managing Director Mr. Joseph and Deputy Managing Director Mr. Gaffar for completion and handing over of the project as per the above schedule.
