Interest paid to the bank on housing loan up to 2 lakhs is allowed as deduction already. A further 1.5 lakhs is allowed in the current budget (for loan up to 45 lakhs). So, the total deduction on housing loan interest would be Rs 3.5 lakhs (2 lakh under section 24 & 1.5 lakh under section 80EEA).
The owner will get a deduction for principal repayment under section 80C for a maximum of Rs 1.5 lakhs. This is an effective tax deduction for paying back your own loan.
Hence a total tax deduction of 2+1.5+1.5 = 5 lakhs can be availed.
If we consider a person paying tax at the highest tax bracket, it gives a total tax reduction of 5* 30.9% = ₹ 154500.
